As a requirement of the Regulatory Reform (Fire Safety act 2025) , life safety equipment such as smoke control systems has to be maintained in an efficient state, in efficient working order and in good repair. It is the building operator’s, or owner's, legal responsibility to maintain the system. The Department of Communities and Local Government guide to these regulations suggest that "the smoke control system should be maintained by a competent person who is familiar with the fire engineering performance specifications of that specific system." The regulations do not specify a maximum time interval for maintenance, but BS5588-12 recommends a minimum annual maintenance of smoke control systems.
